What You Need to Know Before Listing Your Home

One of the biggest questions sellers face is: “Should I fix it or sell it as-is?”It’s a fair question; and one that depends on your goals, budget, and timeline.


In this episode, I’ll walk you through the pros and cons of both options, and share the smart way to approach repairs; especially when it comes to health and safety concerns that often come up, even in as-is sales.


🔎 What Does “Selling As-Is” Actually Mean?


When you sell a home “as-is,” it means:

  • You’re not making any repairs

  • The buyer accepts the home in its current condition

  • You’re still required to disclose known issues


But here’s the catch: as-is doesn’t mean no inspection. Buyers will likely still request an inspection, and they may back out; or ask for a credit; if serious issues are discovered.


🧰 Common Repairs Buyers Care About


Whether you're selling as-is or not, certain health and safety issues often come up in inspections and can impact your ability to close:

  • Roof leaks or damage

  • Electrical or plumbing hazards

  • Mold or water damage

  • HVAC systems that don’t function

  • Structural or foundation concerns

  • Non-working smoke or carbon monoxide detectors


💡 If a buyer is using FHA or VA financing, the appraiser may require repairs before closing—even in as-is deals.


💸 Should You Fix Things Before Listing?


Here are a few questions to help you decide:

  • Do you have the budget and time to make repairs or upgrades?

  • Are the issues cosmetic or critical? Fresh paint and new lighting can go a long way. But major system failures may need attention—or price adjustments.

  • What’s your competition doing? If other homes in your area are move-in ready, you might need to meet buyer expectations.


📉 Tip: Small investments in cleanliness, curb appeal, and minor fixes often lead to a higher sales price and fewer buyer objections.

Many of my seller clients opt for a hybrid strategy:

  • Make simple, cost-effective repairs

  • Disclose everything up front

  • List as-is for anything larger they can’t fix—while still allowing inspections


This lets buyers know you’re transparent, realistic, and still open to strong, fair offers.
