You’ve accepted an offer—congrats! šŸŽ‰ But before you can celebrate at the closing table, there’s one more major hurdle to clear: the appraisal.

In this episode, we’ll break down what the appraisal process is, how it can affect your sale, and what you can do to be prepared.


🧐 What Is a Home Appraisal, and Why Does It Matter?

When a buyer is financing their purchase, the lender will require a home appraisalĀ to ensure the property is worth the amount being borrowed. An independent appraiser evaluates the home’s condition, features, and comparable salesĀ (also called ā€œcompsā€) to determine market value.

āœ… If the home appraises at or above the purchase price — you're in the clear.āš ļø If it appraises below, it can create a challenge.

These appraisals tend to be more strict, especially on health and safety issues. If your buyer is using one of these loan types, it’s even more important to make sure:

  • Handrails are installed

  • Smoke and carbon monoxide detectors are functional

  • Chipping paint, roof issues, or foundation cracks are addressed
