Spring Market 2025: What You Need to Know - Episode 6: Home Inspections: What to Expect and Why They Matter

You’ve found the perfect home, your offer has been accepted, and now you’re one step closer to the closing table. But before you pop the champagne, there’s one crucial step that can make or break your purchase—the home inspection.

A home inspection is more than just a formality. It’s your opportunity to uncover hidden issues, learn more about the property, and make an informed decision before finalizing your purchase. Here’s what to expect and why this part of the process is so important.

🛠️ What Is a Home Inspection?

A home inspection is a detailed assessment conducted by a licensed professional who examines the home’s major systems and components, including:

  • Roof

  • Foundation

  • HVAC (Heating, Ventilation, and Air Conditioning)

  • Plumbing and Electrical

  • Attic, Insulation, and Ventilation

  • Doors, Windows, and Appliances

The inspector provides a report noting the condition of each system, along with photos and any areas of concern.

⚠️ Why Home Inspections Matter

Even if the home looks perfect on the surface, a thorough inspection can reveal:

  • Water damage or mold

  • Foundation cracks or settling issues

  • Outdated or unsafe electrical wiring

  • Roof leaks or aging systems

  • Pest infestations

Bottom line: It gives you the chance to request repairs, negotiate credits, or in serious cases, walk away from a bad investment.

🧾 What Happens After the Inspection?

Once the inspection report is in your hands, you’ll work with your real estate broker (👋 that’s me!) to determine next steps. You might:

  • Accept the home as-is

  • Request repairs or a price reduction

  • Back out of the deal if a major issue is uncovered and can’t be resolved

I help my clients understand the report, prioritize items that truly matter, and negotiate smartly with the seller.

🧰 Pro Tips:

  • Always attend your inspection (if possible). You’ll learn a lot about the property firsthand.

  • Don’t panic over a long report. Most homes—even new ones—have minor issues.

  • Focus on health, safety, and major systems when negotiating.
